June 25, 2025 | Dubai, UAE– The Dubai government has taken measures to enforce laws against illegal partitioned rooms in residential buildings to promote social distancing, safety and security, and health. 

Areas To Be Affected

There is a compliance program taking place to abolish illegal partition rooms in areas like Al Rigga, Al Muraqqabat, Al Barsha, Al Satwa, and Al Raffa. Residents want the safety and security of residents improved, quality of life increased, and healthiness improved, at the same time avoiding fines. 

All tenants are urged to check their tenancy agreement and register all other tenants with the Ejari platform to avoid heavy fines related to illegal partitioned rooms. Dubai Municipality was doing the visiting and inspections in densely populated areas, to begin inspection campaigns of illegal partitioned rooms together with the General Directorate of Civil Defense and the Dubai Land Department. 

Dubai Targets Illegal Partitioned Rooms To Improve Residents' Security 

Residents are required to have the appropriate space amount and notify any other occupants using the Ejari application. Written permission from the landlord is also required before sharing or subleasing to third parties. In addition, Owners of real property can experience different consequences, including Penalties such as fines, threat of eviction from real property, shutting down services, and similar penalties. The public and the government are collaborating to establish rules, enforce adherence, and maintain community safety and security.

Benefits Of Adhering To Dubai’s Regulations

The Dubai Municipality’s campaign to reduce overcrowding in residential properties provides many benefits for residents such as enhanced safety, improved health and well-being and better security. Accidents and emergencies occur less often when builders comply with the building codes and safety standards. The minimum space of 5 square meters (54 square feet) per person provides residents with a better living experience with room and amenities.

Furthermore, a well-organized community with shelled rules and regulations reduces the chances of forfeiture related to illegal partitioned rooms that may be incurred by not following the codes for compliance. The project aims to deliver a community that is safer, healthier, and organized, which improves residents’ general satisfaction and enhances the quality of living for suburban residents living in Dubai.

Guidelines For Safe Living In Dubai 

To ensure safe living in Dubai, locals and residents are advised to take the following steps :

 1. Review your tenancy agreement to ensure you understand its terms and conditions. 

2. All cohabitants must be registered on Ejari. 

3. Follow the Rules: Abide by the existing rules defined by Dubai’s rental legislation.

Following the regulations allows residents to have safe and legal living conditions in Dubai. Residents can make a great contribution to the success of a safe community and the authorities care and prioritize the upholding of rules and compliance.

However, Dubai is taking the necessary approach to enforcement by prohibiting illegal partitioned rooms to ensure safety and compliance. Residents can help to develop a safe and secure community, avoid fines, and follow the rules and regulations.

When living in Dubai, etiquette and regulations is paramount. Locals have to register their tenancy with Ejari. They should have an Understanding of who is allowed to live with them. Residents are bound to Respect community rules for their apartment, noise restrictions, and waste management. Residents have a brief understanding of the rental agreement.

 Residents are encouraged to report concerns or issues to the proper authorities, and the proper authorities will continue to enforce regulations and encourage compliance. These guidelines are merely important for safer and better living in Dubai. 

Although many challenges are coming across with the proper assistance and a framing of rules and regulations, one can make it possible. The illegal partitioned rooms affected areas should be rechecked and sanitized first. This will help in eliminating all the illegal partitioned rooms. This helps make Dubai a safe and healthy place to live.
