 The municipality’s warnings aim to curb this trend, ensuring property owners do not bear unnecessary financial burdens. This move underscores Dubai’s commitment to transparency, protecting stakeholders, and regulating the construction sector firmly.

Municipality Issues Warning

Dubai Municipality has issued formal warnings to consultancy offices caught exaggerating structural designs for villas owned by UAE citizens. These inflated designs violate the Dubai Building Code (DBC) and have caused a significant Dubai villa design cost hike, leading to financial strain on property owners. Through these warnings, the municipality aims to promote fairness and integrity within the construction sector by ensuring compliance with engineering standards and preventing unjustified cost increases.

  • Villa sales surged 65% in the first half of 2025 versus 2024, reaching a total value of AED 118.5 billion (USD 32.27 billion).
  • Transaction volume for villas increased 55% to 20,415 deals during this period.
  • Monthly villa sales value climbed from AED 11.9 billion in H1 2024 to AED 19.8 billion in H1 2025.
  • Villas experienced triple-digit monthly growth in sale value in January (118%), February (111.5%), and April (147%) of 2025.
