July 12, 2025 | Dubai, UAE – Sharjah adopts a new digital rental process to ease everyday processes for its people, especially simplifying Sharjah rental registration. The Residents in Sharjah will now be able to activate electricity, water, and gas connections through a complete digital rental process for online lease attestation service. 

Utilities Activation Goes Digital

The Sharjah Municipality, in collaboration with the Sharjah Electricity, Water and Gas Authority (SEWA), has introduced the new online Sharjah rental registration system. This advanced step of the digital rental process aims to streamline the methods by reducing the need for manual deposit payments and in-person visits to complete utility registrations.

The newly introduced Sharjah rental registration came as the result of an automated integration of Sharjah Municipality with other key government sectors across the Emirates. It becomes a milestone of the municipality’s broader digital transformation initiative which aims to ease the administrative procedures, enhance operational efficiency, and provide residents with a faster, more convenient way to access essential services.

Abdullah Ali Al Shaheel, Director of the Rental Regulation Department at Sharjah Municipality, described the digital rental process initiative as a qualitative step forward in easing procedures and reducing the customer’s journey for all types of lease contract attestation.

He said, “This unified electronic integration between government entities has become an effective contributor to completing the largest number of transactions in record time, providing a successful experience for customers and enhancing their satisfaction levels with the services provided.”

Guide to Utility Activation Through Sharjah Rental Registration

Before the citizens can activate utility services on the new Sharjah rental registration, their tenancy agreement must be officially registered with the Sharjah Municipality. Below is a step-by-step guide to ease the process for residents. 

  1. They will have to submit their lease contract through their digital portal. Once verified and approved, the system will automatically share the contract with the SEWA. The digital rental process will eliminate the need for manual follow-ups for residents.
  1. After the tenancy contract is processed, SEWA will initiate the next step. There will be an SMS notification sent to the customer containing the exact deposit amount required for electricity service activation, serving as official instructions for payment.
  1. Follow the instructions shared in the SMS to pay the electricity deposit through the digital rental process. Additionally, SEWA provides various digital payment options to complete this step efficiently but keep proof of payment until the service is activated.
  1. Once SEWA confirms the deposit receipt, the electricity supply to your new property will be activated. Through the Sharjah rental registration digitalised, no other steps or visits would be required if all documentation and payments are proper.

Things To Take Note For Smooth Digital Rental Process

The entire workflow is now streamlined through electronic integration between the Sharjah Municipality and SEWA. Most tenants can complete the registration without physically visiting the offices, saving them time. However, residents should make note of certain points ahead of the digital rental process to continue smoothly.

  1. To avoid delays, gather all required documents beforehand, such as a valid tenancy contract, Emirates ID, and any additional documentation specified by the municipality or SEWA.
  2. In cases where in-person support might be needed, such as troubleshooting or payment verification, tenants can visit SEWA Customer Happiness Centres, but make sure to bring all required documents and money to pay any applicable fees on-site.
  3. Tenants who are renewing a lease might be asked to submit a previous SEWA bill or the old tenancy contract as proof of continuity.
  4. Commercial tenants will need to submit a valid trade license or commercial activity permit when applying for utility activation, in line with local regulations.

Joint Facilitation Of Services Through the Aqari Platform

The Sharjah rental registration for contract attestation and electricity connection will be done via Aqari, a platform serving as a seamless model for government digital services for real estate. Al Shaheel acknowledges the municipality’s continuous hard work with SEWA and the Sharjah Digital Department to bring the digital rental process to life and will still develop to enhance the service delivery completely.
