Conceived in the early 2000s as a sister development to the iconic Palm Jumeirah, the project was quietly paused for years while Dubai focused its energy elsewhere. Then, in 2022, it came back — bigger, bolder and with a residential vision far more ambitious than its original incarnation. Villas began selling. Fronds started taking shape. And a community that exists largely in renderings and anticipation began its slow, steady transformation into something real.

What a community cannot survive on, however, is views and villas alone. It needs somewhere to buy groceries at eight in the morning. Somewhere to take a child for a check-up. Announced on September 10th by Dubai Retail, The Yard is Palm Jebel Ali’s first retail and lifestyle destination. Spanning approximately 70,000 square feet of gross leasable area, the development will bring together 26 concepts across retail, dining, wellness, healthcare and family services, all designed around the everyday needs of the roughly 20,000 residents expected to call Palm Jebel Ali and its surrounding communities home.

Dubai Retail, which operates under Dubai Holding Asset Management, described The Yard as a community-first destination rather than a traditional shopping mall. The distinction matters. This is not a weekend destination built to chase tourist footfall or compete with Dubai Mall for spectacle. It is infrastructure the kind that makes daily life in a new community actually function.

McLaren Construction has been appointed as the main contractor for the project, with the development scheduled to open in 2027 as Palm Jebel Ali’s residential phases continue to come online.

The brands confirmed so far

The opening line-up already signals the direction Dubai Retail is taking. Waitrose anchors the grocery offering a brand with strong recognition among the international resident community that has long been associated with quality and convenience. American Hospital brings healthcare to the island, removing the need for residents to travel off the Palm for medical services. Jumeirah International Nursery addresses one of the most practical concerns for young families moving to a new community. Bateel Café, Piccoli and Friends Avenue round out the initial confirmed names with dining and lifestyle offerings.

It is a deliberately practical mix essentials first, experience layered on top. For residents moving to Palm Jebel Ali in the coming years, this line-up answers the most basic question any new community faces: can I actually live here day to day?

Given its setting on one of Dubai’s most ambitious waterfront developments, The Yard has been designed to engage with its surroundings rather than exist independently of them. For Dubai Retail, The Yard pushes its portfolio to 57 malls and lifestyle destinations across the emirate, reinforcing the company’s footprint in what is shaping up to be one of Dubai’s most significant new growth corridors.
